More than 5,100 social, affordable and key worker homes have been delivered across New South Wales as the state’s $6.6 billion housing program reaches its halfway point.
The Building Homes for NSW program was launched in June 2024 with a target of delivering 8,400 new public homes and more than 33,000 upgrades to existing housing.
Half of the new homes are intended to support women and children escaping domestic and family violence.
5,175 Homes Delivered Since 2023
According to the NSW Government’s halfway report card, a total of 5,175 homes have been delivered since early 2023.
The figure includes:
- Social housing
- Affordable housing
- Key worker housing
- Long-term vacant public housing properties restored and returned to use
During the 2025–26 financial year, Homes NSW delivered 1,757 homes, including newly completed housing and restored vacant properties.
The Government described this as another record year of housing completions under the program.
More Than 27,000 Housing Upgrades Completed
A major part of the program is focused on improving the condition and lifespan of existing public and Aboriginal housing.
Between 1 July 2024 and 30 June 2026, the Homes NSW Housing Portfolio completed 25,752 public housing upgrades.
That represents more than three-quarters of its 30,000-upgrade target under Building Homes for NSW.
Over the same period, the Aboriginal Housing Office completed another 2,129 upgrades, representing more than 60 per cent of its separate target of 3,500 upgrades.
Combined, the two programs have delivered 27,881 upgrades over the first two years.
More Than 2,000 Social Homes in Construction Pipeline
Homes NSW currently has more than 1,000 new social homes under construction, while another 1,000-plus homes have received approval and are preparing to move into construction.
The broader $6.6 billion program remains the largest social housing investment announced by a NSW Government.
It includes major redevelopment and new-build projects across Sydney and regional NSW, alongside maintenance and upgrades to existing housing stock.
Recent projects supported through the program include developments at Waterloo, Telopea, Bellambi and Tolland, as well as housing projects delivered with federal funding through the Housing Australia Future Fund.
8,400 New Public Homes Target
Building Homes for NSW was announced in the 2024–25 NSW Budget as part of a broader housing package.
The program aims to deliver 8,400 new public homes, while the wider government land program is intended to help unlock up to 30,000 homes across surplus and underused government-owned sites.
The NSW Government says the investment is aimed at responding to growing demand for social housing while improving the quality of existing homes.
Housing Minister Rose Jackson said thousands more properties remained in the pipeline despite progress made during the first two years of the program.
The Government is also continuing homelessness prevention and support measures through the NSW Homelessness Strategy 2025–2035, alongside its social and affordable housing construction program.
With 5,175 homes delivered and more than 27,000 upgrades completed, the halfway report shows substantial progress, although the program still has further construction and upgrade targets to meet before completion.
